The Agathium is very old. Very old. Your guy is the latest in a long line of inhabitants, mostly arcane practitioners, though is thought to have served as the private sanctum of several former holders of the title of High Priest or Priestess of Karamaka on Arre. Fun fact- your guy probably isn’t the first lich to inhabit that place. (Insight vs deception - “hmm, so you guys somehow knew that? Okay.”
Full range interdiction (planarj shields. No beaming in from anywhere without a passkey or teleport circle. Passkey will take a very long time and be very expensive. Few weeks, maybe more. Lots of trial and error. Lots of failures, so lots of materials. Could be 100k, maybe less if you get lucky. Of course, it could be more.
It has top notch scry defense, but not infallible. Not sure if its a design error or something else. Its very nice work, so hard to tell. Polydorus can break them in a few days, maybe. It will cost them. What do they want to know? Either this or the passkey.
“Most likely has countermeasures against such fiddling about. I’m not as reckless as I used to be. I know that sometimes it’s best to walk away from a secret. Besides, if I come to learn many more of your secrets, you may decide to test my new defenses. Just don’t forget any of your loot bags and holes if you do!” With a grin on his face.
Most likely has “axiomatic” wards on the structure. Not transmutable, disintegrated, etc.
Has a fairly good idea where it is.
“A few notes- the magical defenses are clearly ancient. There will likely be something inside that is generating them as opposed to free standing wards. It will probably be standing out. Think twice before you decide to wreck it. Hard to fix. It’s powered by negative energy. Probably tapped to negative plane. Will garner attention if it gets ruptured. Seriously, don’t mess with it.
“Second- there was a vision of a vast army made up of the remains of both attackers and defenders. This army will ruthlessly attack any invaders. This army is outside of the fortress. I would think that ethereal defenders are probably a thing as well.
“This is just a guess, but the inside of the fortress probably has undead rather than fiendish defenders. Undead are much easier to deal with than fiends. And all that negative energy being generated. However, your former boss probably has a list of names that he can summon from so you should prepare for fiends just the same. Undead, just saying.
“Since you confirmed my source, I got one thing about the lich who built the place. If you still have the Nameless Tyrant trapped in its cage, I’d suggest that you think twice about bringing it back to its place of power.”
